Complex Description

Stage of completion

- Living rooms and kitchen areas: terracotta tiled floors, walls and ceilings-emulsion paint. Kitchen units optional, not included in the price.
- Bedrooms: laminated floors, walls and ceilings emulsion paint.
- Service rooms ( bathrooms/toilets ): terracotta tiled floors, ceramic tiled walls ( to the ceiling ) and equipped with a shower cabin, shower, bowl, sink, mixing tap, 80- litre electric boiler, hairdryer, ventilator and bathrooms/toilets accessories.
- Hallways: terracotta tiled floors, walls and ceilings- emulsion paint.
- Balconies: artificial stone tiled floors.
- Air- conditioning: dual (winter/summer), one unit in every room.
- Interior plumbing: with PVC pipes, with a water meter.
- Interior electrical installations: completed, with a consumer unit and electricity meter, power outlets, light switches, fittings, telephone and cable TV outlets ( in living room ) and a door entry phone system.
- Glazing and doors: PVC double-glazing, MDF interior doors (with decorative finish).
- Interior walls: plaster – boarded brick, painted as per the design project. - Exterior walls: brick, thermal insulated and mineral render will be applied to the building exterior.
- Roof: thermally and hydro insulated and with bitumen roof tiles.
- Common staircase and landings: tiled floors, walls and ceilings emulsion paint.

Any apartment can be reserved for maximum 14 days with a deposit of only 2000 € ( non-refundable, should you change your mind and decide not to go ahead with the purchase ). It will however be deducted from the purchase price of your property upon receipt of the first installment. The buyer is expected to sign the preliminary contract with the development company and pay the first installment within two weeks. No negotiation is possible on the apartment prices, unless buying in bulk.

Apartments are sold off-plan on a share-of-freehold basis and a purchase contract ( in both English and Bulgarian ) will be signed between the developer and the buyer for each property sold. It is not necessary to visit Bulgaria in order to reserve an apartment or sign the preliminary contract. However, buyers must be present in person for the transfer of ownership or appoint their representative through a power-of attorney.
Payment Plans:

Plan I:
30% - within 2 weeks after signing the preliminary contract.
30% - during construction process.
30% - during construction process.
10% - at issue of Act 15.

Plan II:
40% - within 2 weeks after signing the preliminary contract.
50% - within 4 months if paying in cash.
10% - at issue of Act 15.

Plan III:
40% - within 2 weeks after signing the preliminary contract.
30% - during construction process.
20% - during construction process.
10% - at issue of Act 15.

Plan IV:
100% at completion of the building and issue of Act 16.

NB:
The payment plans can be individually harmonized with the payment possibilities of each client. They are to be agreed before signing the preliminary contract.
